KAMPS PROPANE

The Ranch Oversight Group has been working with Kamps to clarify their policies. We are all on the same rate plan.  .55 cents over margin. Let them know you live at the ranch when ordering service.

Kamps owns the propane tanks, we lease them. This agreement includes maintaining the tanks and lines. Should your tank fail Kamps will replace it. And yes we must purchase our propane from Kamps as long as they own the Tank.

There have been a number of questions about whether a owner has to use Kamps or not. Kamps owns the tank, if you use another company Kamps will put a lock on your tank. You can buy, remove, and or install another tank at your expense and pick what ever company you want. For underground tanks they must be monitored per the law and if in need of repairs can only be replaced. Any above ground tanks must me approved by the DRC or Board. You may need permits for any changes.

SMUD (electrical service)


Free Shade Trees

Since 1990, SMUD, in collaboration with the Sacramento Tree Foundation,
has planted more than 400,000 SMUD trees in the Sacramento area.

Together we continue to provide expert advice on tree selection and planting techniques,
and healthy trees from 4 to 7 feet tall, along with stakes, ties, fertilizer and tree delivery at no cost to you.
All you do is promise to plant and pledge to care for the trees.

SEPTIC SYSTEMS

Septic systems: Remember anything you put down the drain does not go to the sewage plant, it stays in your backyard. Do not: allow grease or oil to go into the septic tank. Do not: allow bleach into the septic tank. Do: use your garbage disposal sparingly. Scrape plates and empty left over food, etc. into the trash. Your septic will not break down foods readily. This will cause your septic to fill up and possibly back up into house (not pleasant). Also, you will have to pump tank more often. Pumping is part of your dues, however, this should not be abused. Take care of your tank.

     WELLS


The Well: The wells are drilled 300 ft deep. The water should be clean and clear. Remember that using a well is very different than living in the city and having a consistent 60 lbs of water pressure. When you have sprinklers kick on and you are taking a shower you will notice a drop in water pressure. Also, if your sprinklers are running and your well pump is continually kicking on and off you will probably burn your pump out quickly. This will be an expense you don’t want, let alone the inconvenience. The answer to this is a water loop or irrigation loop. If you do not know what it is ask your landscaper. If they do not know “Beware” they probably have not worked with wells. They are familiar with city systems. Do not go smaller than a 2” main loop. A loop is a complete closed loop beginning at your well. This must be constructed with backflow and turn off valves. Your valves will run off this loop. You will not have the backpressure with this system. Also, when running your sprinklers the well must continue to pump, it should not be kicking on and off. Call me if you need more info.
