Meetings are held every Monday at 6pm.
Where: CALL MERIT FOR THE LOCATION OF THE DRC MEETINGS. If your plans or variance requests are received by Merit the week before, then the DRC will try to review them that following Monday. The DRC wants to ensure a timely turnaround on all requests. The DRC encourages homeowners who are having their plans reviewed to attend the meetings.

  • Wells: There have been some issues with wells.  If your well stops
     check the reset button under the electrical box.  Many homes have had a 20amp breaker in the house panel and a 30amp on the well.  I believe they should both be 30amp.  You may want to fax JTS on the issue.  Your well should continue to run when irrigating your lawn.  The constant on and off of the pump places a great deal of wear on your pump and raises your utility bill.  Drip systems pose another problem and may need some attention.  If you attend any of the oversight "TROG" meetings feel free to bring up any questions or email me and I will try to give you an answer or direct you to the right place.

  • Irrigation: Your irrigation system is probably one of the most important items in your landscape plan and most overlook just how important it is.  "The Loop system" is the only way to go with a well.  This is a continuous connected main line to which all valve boxes are connected. This line should be a 2" line.  The line will go to 11/2 " line out of the valve.  If you plan your system correctly you will only have to tie into the valve boxes for landscape expansion projects.  Your timer and all stations could already be wired into your garage.  This enables you to add in the future and your valve is already setup on the timer.  Also, you should have a timer box that has a "Soak Cycle".  If you have a slight slope like most of the properties this will help keep your lawn from burning in the hot months.  Email me for questions.
  • Critters:  Voles seem to be the critter of choice out here.  They look like a cross between a mouse and a rat as far as size goes.  They use  holes in the ground in which to hide and escape.  Place Dcon or other poison in the hole.  Voles can eat bark and kill trees. Watch out for the hawks and coyotes when it comes to small dogs and cats.  Any questions email me. mark@theranchoversight.com
